Land Transfer Tax*:

Purchasers in most large Canadian centres can add Land Transfer Taxes to their list of closing costs.

These taxes, levied on properties that are changing hands, are the responsibility of the purchaser. Depending on where you live, taxes can range from a half a per cent to two percent of the total value of the property.

Up to 55,000  x  0.5% of total property value
From $55,000 to $250,000  x  1% of total property value
From $250,00 to $400,000  x  1.5% of total property value
From $400,000 up  x  2% of total property value

Survey: If no recent survey is available, a new one will cost approximately $700 - $1000. Fees for larger and recreational properties vary. Individual quotes are required. You may consider taking out title insurance instead.

Adjustments: Money owed for pre-payment of taxes, hydro, gas, fuel oil, etc.

Home Inspection: Will cost between approximately $250 to $400

Arranging the Mortgage: Usually an appraisal fee of about $200. An up-to-date survey may also be necessary.

The Move: May vary depending on your choice of movers (i.e. professional movers or packing yourself).
